BCN provides a variety of fixed and floating rate apartment loans from $300,000 to $25,000,000 or more.  Following is a brief overview of our apartment financing programs:

• CORE Program:  $300,000 to $5,000,000
  This program features up to 10 year Fixed Rates and 30 year loan term & amortization.  A Three or Five Year Interest Only option is also available under this Program.  3, 5, 7 and 10 year fixed rate loans convert to an adjustable rate for the balance of the loan term.  Tax and Insurance Impounds are not required.  Full Recourse and Non-Recourse available.
  
  
• Flex Program:  $1,000,000 to $15,000,000
  This program provides an excellent  financing alternative for B and C quality properties located in secondary and tertiary markets.   Deal Challenges, such as, Property, Borrower or Market weakness can be considered under this program.
  
  
• FNMA Program:  $1 million to $25 million or more
  This program features highly competitive fixed and floating rate, Non-Recourse, loans.  Up to 80% LTV.  Interest Only option is available for the first 3 to 5 years.  Additional, market rate, secondary financing is available after the first loan year for property sale, equity take-out, etc.  This program provides the Lowest Rates for Class A and B stabilized properties.
